When thinking of purchasing a home, there is a process you should follow. Whether you are a first time buyer, or if you have done this once or twice before. No matter what your experience is, it is the same process for everyone.
Contact a Realtor who you trust and want to work with. This person should be able to walk you through the process. See below, this will show you the order of the process
Contact a lender, get pre-approved for a loan. This is very important, a seller will not look at any offers without a pre-approval letter that shows you are qualified to purchase their home. They do not want to take their home off the market and wait for you to get your approval together.
Once you are approved your Realtor will ask you what your wants and needs are in a home. You will then start to look at homes.
Once you find your home and you are ready to write an offer. Your Realtor will help you pull comps, to make sure you offer the correct amount, and make sure that it will appraise for the value that you offer.
Submit a strong competitive offer. Submit the offer as if there were multiple offers.
Minimize or eliminate if possible any contingencies. This will make your offer stronger.
When the offer is accepted you will have 3 days to take your deposit in to the escrow company. (Usually it is at least 1% of the purchase price) This will go towards your down payment.
Withing the first 2 weeks you will want to do all of your inspections of the property and ask for any repairs if needed.
Your lender will order the appraisal. Once the appraisal is completed it can take 3-7 days for the lender to receive it back. Once the appraisal is received and it comes in at value you should be ready to close soon after.
Average escrow time is 45 days +/-.
During this whole process from the time it begins to the time it ends you should avoid opening any new credit, purchase anything large (car, furniture etc...) this can affect your credit score, which can affect you purchasing your new home.
